Healthy Homes Deadline: What Landlords Must Know Before 1 July 2025

From 1 July 2025, all rental properties in New Zealand must fully comply with the Healthy Homes Standards — no more extensions, and no more grace periods.

? What Are the Healthy Homes Standards?

The standards cover five key areas:

  1. Heating – A fixed, efficient heater in the main living room

  2. Insulation – Ceiling and underfloor insulation that meets current R-values

  3. Ventilation – Windows in all habitable rooms and extractor fans in kitchens/bathrooms

  4. Moisture Ingress & Drainage – Proper drainage systems and ground moisture barriers

  5. Draught Stopping – No unreasonable gaps or drafts around doors and windows


? Deadline: 1 July 2025

This is the final date by which all rental homes must be compliant, regardless of tenancy type or management style.

Non-compliant landlords can face:

  • Fines of up to $7,200 per breach

  • Orders to reimburse tenants
